For new first-time homeowners, there will usually be a need to do some renovations. No matter how detailed your plans are, there will usually be an increase in amount spent at the end of any project. This is because of unexpected hidden costs that may creep in during the project.
As interior designers ourselves, we know many customers who had previous bad experiences due to unclear promotional packages, or vague costings provided. That is exactly why Dreamakers Interior emphasizes on crystal clear transparent pricing plans to give you, the customer, the best renovation and interior design experience possible.
Should you decide to work with us or another firm, we've created a #cheatsheet for you to avoid the renovation trap. Stay smart and #reno on!
Electrical Re-wiring
Based on our experience, many new homeowners like installing as many convenient electric points as possible, and they may forget that the cost increases exponentially. This is because the more wires needed to be installed within the same wall frame requires extra re-wiring and installing, and can easily reach up to a few thousands for a full-home renovation.
Concealing Wires
Assuming you do not like wires hanging around, the wires will need to be concealed, be it with a supply box or inside the walls itself. As usual, the cost scales with the amount of wires installed.
Partial Hacking (of walls)
One of the many misconceptions that homeowners have on partial hacking of walls is that it would cost half as much as a full wall hack. In fact, it would cost 50% more! This is because there is more work to be done in a half-wall, such as hacking down the wall completely & then building up again to the desired level. We recommend setting aside $200 - $500 for each wall planned.
Door-Frame removal
Yes you read that right. There are costs involved for every door frame interior designers & contractors have to dismantle, on top of the supply and installation of new doors.
Floor Protection
With renovations comes with the risk of scratching or damaging your floor. Thus interior designers will recommend floor protection throughout the length of the renovation project. This cost scales with the size of your home, which can easily reach 4 digits!
Debris & Haulage Removal
Did you know that not every contractor will be removing the after-works of a renovation for free? Now you know why some "renovation" packages can look very cheap. At Dreamworks Interior, we make such costs transparent and do not hide anything from our customers.
Such costs usually range from $600 - $700.
Chemical & Acid Washing
In our experience, many homeowners do not know what this is for. Simply put, it is a type of specialized cleaning services used to clear dirt, paint or cement marks after a renovation.
Due to the nature of this process requiring specialized equipment, labor and materials, it is not surprising knowing the cost ranges from $200 - $300.
Bathroom Non-Standard Items
Most bathroom accessories will be installed by contractors at no additional costs, such as basic shelving or showerheads. However, more complex bathroom works, such as those that require additional plumbing, will definitely end up costing more — such as a jacuzzi, or a rain shower.
Misc Non-Standard Items
The sky's the limit for this one. If you would like to have motion sensing doors and biometric keys to your house, everything under the sun is available... at a price.
Last Minute Changes (Fees)
Finally, this is quite self-explanatory, depending on the stage and designer, there will usually be last-minute changes in the plan. The greater the changes that need to be made, the more you will have to fork out.
